
In an active, buoyant market, it is imperative to strengthen your position to buy as much as you possibly can. Most properties are achieving sales within a few short weeks, or even DAYS of going to the market.
So ask yourself this question... if your dream home came onto the market tomorrow, are you in the strongest position you can be in to make an offer?
If you have a home to sell, and it isn't yet on the market, the answer, unfortunately is NO!
Ultimately this means, when the owner of your dream property has multiple offers to choose from, they will be choosing between:
- Mr Smith, a first time buyer who already has his mortgage in place;
- Miss Jones, who needs to sell her house in order to buy, but has already listed her house and has accepted an offer;
- Or, a third offer, someone who hasn't even had their photographs taken yet.
Which buyer would you pick? Or more importantly, which would you rule out first?

Remember, it may be EXACTLY what you are looking for, but perfect for you, could be perfect for 50 other people too! Can you say with absolute confidence, that in the mere days it will take your ideal home to sell, you can get your house sold too?
- It may take you a few days to get a few comparable valuations done.
- When you've chosen your agent, they need to book an appointment for photos and measurements to be taken.
- Your agent then needs to prepare your property for the market. This includes signing contracts, carrying out compliance checks, writing adverts and sales particulars, drawing floorplans and editing photographs.
At this stage, is your perfect property still available? Probably not, and nobody has even viewed your home yet!
